Roofing Clapton

Clapton has two very different roof problems depending on which end of E5 you are standing in. Around Clapton Square and the conservation area the stock is Georgian and early Victorian – parapet walls, hidden butterfly roofs, lead-lined box gutters and slate you cannot simply swap for the cheapest substitute. Further up towards Upper Clapton and the Lea it is later Victorian villas and terraces with more conventional pitched slate, bays and back additions.

The Georgian end is where most of the expensive mistakes happen. A butterfly roof hidden behind a parapet does not fail like a normal pitched roof, and it will not be diagnosed by someone who has never worked on one. The water sits in a central valley, finds the split in the lead, and comes through a ceiling nowhere near the actual defect. Patching it with mastic buys a season and costs you the ceiling twice.

Before anything is agreed: a free inspection, photographs of the actual defect, and a written itemised quote. If the property is in the conservation area, anything likely to need consent is flagged at the survey.
